FAQ
- Do I need approval for my shed from the city, county, or HOA?
- Every city and county jurisdiction has building codes and its is the home owner's responsibility to be aware of codes and HOA covenants in their area.
- Typically, each jurisdiction has shed size and height requirements. For example, Boulder County requires a permit for a shed larger than 120 square feet and higher that 12 feet.
- Homeowner must to aware of their jurisdiction's setback codes which is the distance from the property line.
- If a permit is required or HOA approval, then it is the homeowners responsibility to pull the permit with the appropriate jurisdiction's building department and to obtain approval from their HOA.
- Does the shed's location need to be prepared in any way?
- No preparation needed for the following two options:
- Every shed is carefully built on 2x6 floor joists set neatly on solid cement blocks.
- If the ground is significantly uneven, then 4x4 posts may be used set on cement post blocks.
- If a cement slab is desired, then the homeowner is responsible for hiring a cement contractor. The slab should be the same size as the shed to prevent water pooling. For example, a 10x12 shed should have a slab that is 10x12. It is important that the concrete slab be level, square, and each side straight.
- Every location must be free of trees, branches, roots, and bushes in addition to a 2 foot clearance around the shed.
- No preparation needed for the following two options:
- Can an existing cement slab from a previous shed be used?
- It depends on the condition of the slab. It is not ideal for a shed's floor joists to be sitting in water after a rain.
- Using 4x4 posts may be a solution to elevate the shed.
- Should the shed be built before or after a landscaping project?
- Often a shed being built is a part of a greater landscaping project and its best to build the shed first prior to the landscaping project.
- Building a shed is a construction project similar to a house.
